What is a DSCR Loan?

A DSCR (Debt Service Coverage Ratio) loan is an investment property mortgage that qualifies you based on the property's rental income—not your personal income or employment.

The DSCR is calculated by dividing the property's gross monthly rental income by its monthly debt obligations (mortgage payment, taxes, insurance, HOA). A DSCR of 1.0 means the rent exactly covers the debt; above 1.0 means positive cash flow.

Key advantages: No tax returns, W-2s, or pay stubs required. Perfect for self-employed investors, those with multiple properties, or anyone who wants to scale quickly without income limitations.
